When you’re looking to buy a new home, there are endless checks you’ll no doubt carry out on the location and the property before making that commitment to buy, but one thing that’s often overlooked is checks to see that the heating system is working correctly.
Even if you’ve had a full survey done on the property, often heating checks are not carried out as part of this, so it’s essential that make sure the systems are working, not just for the inconvenience and expense it may cause if it does not work properly, but also for the peace of mind that the appliances are working correctly and not emitting carbon monoxide.
So, how can you check before you buy?
The simplest solution is to ask the vendor of the property for an annual gas safety record which will show you that a gas safe registered engineer has checked all of the gas appliance and the date which they were last checked. If this is not within the last 12 months, then ask the vendor to have a registered gas safe engineer visit the property and carry out all of the checks and issue a certificate that can be handed over to you when you move in.
Moving into a property that has not had its systems and appliances regularly checked can be a costly exercise if you find them not working correctly, a new boiler could cost you around £1,500 or your energy bills could be sky high if your system is not working efficiently.
